Every DSCR loan structure, catalogued in one place.
DSCR Loan Programs is a reference library for real estate investors. We explain how each DSCR program structure works — then, as a mortgage broker, we shop your scenario across wholesale lenders.
Why a library, and not a pitch
DSCR financing is not one product. It is a family of structures with different rules. Knowing which drawer to open saves time.
Catalogued, not pitched
Every structure gets the same treatment: how it works, who it tends to fit, what it trades away. You read the card before anyone calls you.
One scenario, many wholesale lenders
As a broker, we arrange and shop financing from wholesale lenders. The same file can be measured against several program guidelines at once.
Rent does the qualifying
DSCR programs look at the property’s rent against its full housing payment, rather than personal tax returns or pay stubs.
Investment property only
We work exclusively on business-purpose loans for non-owner-occupied rentals. No owner-occupied products, ever.
The program catalog
Six structures, each with its own card. Open the comparison table to read them side by side.
How it works
From reading the catalog to a shopped scenario, in four steps.
- Browse the catalogRead the program cards and the comparison table to see which structures could apply.
- Run the ratioUse the calculator with your rent, taxes, insurance, HOA and a quoted rate to estimate DSCR.
- Send the scenarioShare the property, purpose and numbers. A licensed broker reviews it — no obligation.
- We shop itWe compare guidelines across wholesale lenders and explain the fits, trade-offs and next steps.
Loan purposes
Each program structure can usually be paired with a purchase or a refinance.
The angle
The same rental can qualify very differently under different structures.
A duplex with a thin rent cushion might not suit a standard program, yet fit a no-ratio structure with more reserves. A beach cottage leased by the night may be measured on booking history instead of a twelve-month lease. An investor abroad may need a structure that does not lean on U.S. credit at all.
That variety is the point of this site. Program guidelines differ across wholesale lenders, so the useful question is rarely “do I qualify for a DSCR loan?” and more often “which DSCR structure reads my property best?”

Common questions
- What is a DSCR loan?
- A DSCR loan is a business-purpose mortgage on non-owner-occupied rental property that is qualified primarily on the property's rent compared to its monthly PITIA. DSCR stands for debt service coverage ratio. Personal tax returns and pay stubs are generally not used to qualify.
- Can I use a DSCR loan for a home I will live in?
- No. DSCR loans are for business-purpose, non-owner-occupied investment property only. Borrowers typically sign a business-purpose and occupancy certification at closing.
- What can a DSCR loan be used for?
- Investors use DSCR financing to purchase rental property, to complete a cash-out refinance for business purposes, and to complete a rate-and-term refinance that changes a loan's structure. Each use has its own entry in the product library.
- What property types are covered?
- Most programs cover single-family homes, townhomes, condominiums, and two- to four-unit properties. Some extend to five- to ten-unit buildings, mixed-use properties, and short-term rentals, with fewer lenders accepting the less common types.
